So what exactly is an Inventory Management Company?

In UK there are thousands of properties that are rented out each year, but as a CHANGE OF LEGISLATION it is very much in their interest to have the properties state of cleanliness, repair etc checked out by an independent party.

For example going around the property room to room and checking things like the state of paintwork, how clean is the oven, is there a cooker hob, how many rings, do they all work, State of the garden fences etc… And  Reading the gas and electric meters.

You see, it is now the law that all deposits taken by landlords, for MOST residential properties rented out, must be protected. It is therefore vital these days for both the tenant and the landlords point of view, that there is a detailed “inventory” drawn up at the beginning of any new tenancy which shows the contents of the property and it's condition.

Furthermore, any such report, by it's very nature, should be drawn up by an INDERPENDENT PERSON … and NOT the landlord or the tenant .

So why don't most letting agents do this themselves? Simply for one thing, as they are acting for the landlord in the event of a court case, they could be seen to be siding with the landlord and so jeopardise the case. Hence the reason for the checks to be outsourced to a TOTALLY INDERPENDANT PERSON.

How do you avoid problems like this!!!

Hi, could do with some advice please. Moved out of a house after 18 months last week. When we moved in there was an Independent inventory completed and posted with the Estate Agents. When the time came to move out the Landlord said they were not prepared to pay for the Company to carry out the Check out report. So last Sunday the landlord met me at the property spent 15 minutes looking round pointed out a couple of problems (1 agreed, 1 disagreed) and asked for the keys so I left. Yesterday (Sunday) I get a phone call saying that I will get none of my deposit back (£799) as there is damage and items missing. This is NOT TRUE. For Example we cleaned a bedroom carpet where there was stain created by our young son, they claim when we cleaned it we bleached it - we hired a Rug Doctor machine and purchased the shampoo to go with it !
Could someone advise me of my legal rights to oppose the landlords actions.

If cannot agree costs and what amount of deposit to be returned, you will have to take him to court, and you should win if he is making silly claims .
